Tough Times for Sellers This Summer Means Opportunity Time for Home Buyers in the DFW Area 🌞🏡

As the summer heats up, the Dallas-Fort Worth area's real estate market has cooled. REALTORS and I report slow sales on pre-owned homes, leaving many sellers nervous, anxious, and ready to make deals. For home buyers, this spells opportunity. 💡✨

Your moment has arrived if you’ve been waiting for a market correction. Sellers are feeling the pressure, and you can take advantage of the great deals available now. While high interest rates may seem like a barrier, they can be overcome with a Buydown strategy.

A Buydown involves paying a fee to the lender to reduce the interest rate on your mortgage, which can be covered by either the buyer or the seller. This can help you qualify for a loan or save thousands over the first few years of homeownership. And when interest rates drop below your new rate, refinancing could make even more sense. 💰🏠

For example, if you buy a home I’m listing next week for around $600,000 and put 20% down, you’d have a loan amount of $480,000. Comparing a 7% interest rate to a 5% rate on a 30-year loan, you’d save thousands over the next five years. The cost of the Buydown depends on your credit, lender, and other factors, but you can propose that the seller covers all or part of this cost. This can be negotiated alongside or instead of a price reduction. Just remember, the home must still appraise at the sales price. If you have a savvy agent, they can help you navigate this strategy.

Example: For a 30-year loan of $480,000:

  • At an interest rate of 5%, the total payment over the life of the loan would be approximately $927,627.77.
  • At an interest rate of 7%, the total payment over the life of the loan would be approximately $1,149,642.71.

The savings by securing a 5% interest rate instead of a 7% interest rate would be approximately $222,014.95. *This example depends upon your credit and other lender conditions.

Navigating the Current Real Estate Market in Plano, Frisco, Prosper, Celina, and Surrounding Suburbs

If you have your home listed for sale in the suburbs of Plano, Frisco, Prosper, Celina, The Colony, or other nearby areas, you're likely concerned about showing activity and the prospects of getting your home sold. In the price range of $400K to $700K, showings are sparse, and offers are slow to arrive. The market is even slower for homes priced between $701K and $1.5M. While new homes might be an exception, even builders are feeling the pinch of current market trends.

The once-brisk market has slowed significantly. Rising interest rates are taking a toll, and uncertainty about the future is contributing to buyer hesitation. Additionally, agents are facing new challenges with the upcoming changes to brokerage commission rules, which will begin on August 17th of this year.

Concerns about the Federal Reserve, the looming election, and various international crises are weighing heavily on the market. With fewer buyers able to qualify for loans due to high interest rates, homeowners looking to sell are confronting a harsh reality. Macro issues like these can't always be mitigated with price reductions and traditional strategies.

To successfully market your home today, you must be creative, make practical improvements to your property, and work with a stellar real estate agent who excels in marketing. Here are a few tips to help you navigate this challenging market:

  1. Enhance Curb Appeal: First impressions matter. Ensure your home looks inviting from the outside with well-maintained landscaping and a fresh coat of paint if needed.
  2. Stage Your Home: Proper staging can help potential buyers envision themselves living in your space. Consider hiring a professional stager to highlight your home's best features.
  3. High-Quality Photos and Videos: In today's digital age, most buyers start their search online. Make sure your listing includes high-quality photos and videos that showcase your home in the best light.
  4. Leverage Social Media: Promote your listing on social media platforms like Facebook, Instagram, and LinkedIn. Engage with your audience and share updates regularly.
  5. Host Virtual Tours: Virtual tours are a great way to reach a wider audience. They allow potential buyers to explore your home from the comfort of their own space.
  6. Highlight Unique Features: Make sure to emphasize any unique features your home has, such as a newly renovated kitchen, a spacious backyard, or energy-efficient upgrades.

Navigating the Real Estate Profession: A Glimpse into the Challenges Ahead 🌟

When I wrote The Architecture of the Real Estate Practice, my goal was to shed light on the challenges faced by those considering a career as a real estate agent. Many jump into this highly competitive field without fully understanding the complexities and hurdles they will encounter. With upcoming changes in the industry's compensation structure, real estate professionals must find ways to navigate these changes to excel. 🏡💼

Here's an excerpt from my book that reveals some startling statistics. If you're a real estate professional seeking answers, my book offers strategies and tactics for the future. 📚✨

"Because… there is a Problem!"

New Real Estate Agents working in the business full-time are failing at an alarming rate, evidenced by the following statistics. Twenty-one percent of all Agents affiliated with NAR are unsure if they will continue working in the industry for the next two years. In my opinion, the "net income" of a large percentage of REALTORS® is below a reasonable amount based upon the professional requirements that must be met. Net income is the money left over after all expenses and taxes have been paid. Suppose this amount of money does not allow for a sustainable lifestyle for the participant and the ability to invest proceeds back into the business. In that case, I consider this a failure, as few people can work without an income over a prolonged period.


Twenty-one percent of the 1,592,920 Agents affiliated with the National Association of REALTORS® earned less than $25,000 of gross income in 2021. If an Agent's Gross Income is below $25,000, one must deduct expenses and taxes to compute "Net Income." There is little left to provide for living expenses, and nothing left to reinvest into marketing and growing the business. (NAR Report 2022, p. 50.)

Perhaps the most concerning statistic from the NAR report dealt with new and aspiring Agents. Fifty-seven percent of Agents with less than two years of experience made a Gross Income of less than $10,000 in 2021. One might think it is normal for a new agent to have minimal income in the first year after becoming a REALTOR®. Did they know this before they began a career in real estate? 🧐💭

What this Blog is About


Starting today, this Blog will take on a new look and purpose. I will fully and completely explore what I have learned from years of working in the real estate industry and studying the world of real estate. Many real estate agents fail or underperform and, as a result, leave the industry. Many retain their real estate licenses, hoping to try again or use their licenses to buy real estate for themselves.

This blog will explore what years of study have uncovered about why many real estate agents struggle and often fail. The material is mainly from my book, The Architecture of the Real Estate Practice. Let’s begin by setting the stage for this discussion with an excerpt from my book.

Why So Many Struggle to Succeed…

"Control" is Not a Dirty Word!

In my book, The Architecture of the Real Estate Practice, I delve into the often misunderstood concept of control in the realm of real estate. https://www.thearchitectureoftherealestatepractice.com/

“There is a reason for the Agent to remain in control. By being in control, the Agent can strategically postpone the provision of information and give them the opportunity to prolong the transfer of information in a positive manner, allowing them to interact with the Prospect and collect valuable contact information. This allows the Agent to establish trust and build a relationship with the Prospect. By demonstrating expertise and a willingness to collaborate, the Agent can change the Prospect's perception and be seen as a valuable asset.”

Control in this context is not about manipulation but about guiding the interaction to benefit both parties. When an agent maintains control, they can steer the conversation in a way that maximizes the potential for trust and relationship-building. This control allows agents to gather essential information gradually, ensuring that they understand the prospect's needs thoroughly. This understanding is crucial for tailoring the service to meet the client's specific requirements.

The Power of Strategic Information Sharing

By controlling the flow of information, agents can create a dynamic where transparency and reciprocity flourish. When prospects share their goals and concerns, agents can respond with personalized advice and solutions, demonstrating their value and expertise. This exchange not only deepens the agent's understanding of the prospect's needs but also fosters a collaborative and productive relationship.

For instance, consider an agent meeting a potential homebuyer. By asking open-ended questions and actively listening to the prospect's responses, the agent can gather detailed information about the prospect's preferences and requirements. This enables the agent to recommend properties that align with the prospect's criteria, thereby adding significant value to the interaction. By consistently demonstrating competence and a willingness to collaborate, the agent builds a foundation of trust, increasing the likelihood of a successful transaction. 

Control as a Tool for Service

It’s important to clarify that control, in this sense, is not about dominating the conversation but about facilitating a process that ultimately serves the prospect's best interests. Effective agents manage emotions and expectations, using collaboration and communication strategies to overcome any resistance to disclosure. This passive form of control has no ulterior motive; it is designed to help clients achieve their goals and solve their problems efficiently.

Conclusion

In summary, control in real estate practice is about creating a structured and positive environment where both the agent and the prospect can thrive. By guiding the interaction strategically, agents can ensure that they provide the highest level of service, build strong relationships, and achieve successful outcomes. Control, when exercised ethically and thoughtfully, is indeed a powerful tool in the hands of a skilled real estate agent.

Marketing Theory & Learning Concepts

The following excerpt is taken from my book, The Architecture of the Real Estate Practice. 

"There are many options when considering how a real estate Practice communicates with its target audiences. An artist combines paints of different colors to create a palette and original artwork, and the varied colors make the piece memorable or different. Different types and amounts of various marketing communication methods are selected to achieve the best mixture of contact methods and content that will produce the desired results. The marketing communications method selected for every target audience attempts to produce satisfactory results for the Agent. This mixture of contact methods could be different depending on the makeup of the target audiences. Choosing the appropriate messages and various contact types requires study, research, experimentation, and considering the likely reaction of the target group recipients.

How does an Agent cause an audience member to take action that results in a relationship? Does this happen by accident or strategy? Exploring how to motivate people to reach out and contact an Agent is essential for long-term Agent success. Learning more about what makes people listen, see, and remember is a central theme of this chapter.

A book about learning concepts provides some fascinating insight. Jeanne Ellis Ormrod wrote Human Learning. She writes,

“A behavior that is followed by a satisfying state of affairs (a reward) is more likely to increase frequency than a behavior not followed by a reward.” (2012, p. 5)

Going on, Ormrod also writes,

“People learn what they pay attention to. A reward increases learning when it makes people pay attention to the information to be learned.” (2012, p. 5)



The agent's communications with the target audience must produce results that the audience can see. The Agent must create engaging content that can be communicated to the target audience to generate interest and cause them to see the information as a “reward” or something that “satisfies them. Communication from a unique agent has value, and providing a reward will teach the target audience to pay attention to the Agent as a source of information resulting in a satisfying situation for the target audience members."
