How The Tribute & The Colony came to be:

The Peters Colony was the common name of the first and most successful empresario contract authorized by the legislature of the Republic of Texas to promote settlement. The legislation authorized the Republic to enter into a contract with William S Peters and nineteen associates to promote settlement in North Texas and paid the company with free land in exchange for recruiting new settlers. The contract, which was in effect from 1841 until June 30, 1848, obligated the company to recruit new settlers, survey over 16,000 square miles of land, and issue land titles to the settlers. The boundaries of the contract included all or parts of twenty-six North Texas counties from McKinney to Throckmorton and from the Red River to Granbury. This included The Colony and most of the DFW metroplex. The land within the contract boundaries was referred to as “The Colony.”

The contract authorized The Texas Emigration and Land Company of Louisville, Kentucky (the legal name of Peters Colony), to give up to 640 acres of free land to new immigrants in exchange for building a cabin, cultivating 15 acres of the land, and pledging allegiance to the Republic of Texas. In payment for its services, Peters Colony received over one million acres of what were called “premium lands” located in the western portion of “The Colony.”

In 1844, Willis Stewart, who had become the principal investor in Peters Colony, moved the company’s headquarters to Bridges Settlement. Bridges Settlement, settled in 1843, was the first settlement in Denton County and was named after the family of John and Mildred Bridges and their children: William, David, and Elizabeth. Some of the original colonists, including members of the Bridges family, are buried in Bridges Cemetery located on the family’s land grant in the eastern part of today’s City of The Colony.

One Family's Story of Fun & Celebration! ~ 8276 Western, The Colony, TX 75056

 $1,650,000

Our home in The Tribute was more than just a structure; it was the heart of countless joyful activities and cherished moments for our family. Our children and grandchildren are a great source of love and enjoyment for us.

The family enjoyed fishing from the bank behind our house, the gentle sound of the water mingling with their laughter and stories. One special memory was fishing with our grandsons, teaching them the patience and thrill of catching a fish.

During the neighborhood fireworks, we gathered on our large 2nd story balcony viewing the Lake, marveling at the bursts of color across the sky above Lake Lewisville. We marveled at the views, enjoying the panoramic view of displays from other towns reflected on the lake’s surface.

The family’s days were filled with outdoor adventures. Taking the kids and dogs for walks and occasional bike rides with the grandkids, exploring the winding trails and scenic views of the neighborhood. Golf cart rides in a golf cart friendly neighborhood were a favorite, especially during the annual Independence Day fireworks display, adding a touch of excitement and tradition to their celebrations.

With a golf cart ride, there is a nature trail and preserve at the end of Lebanon Road, beckoning them us to wander through lush greenery and discover hidden wonders. Wildlife could be seen, and bird watching was a must as an eagle or hawk visited for entertainment. Back at home, the pool and spa were the center of summertime fun, with games, laughter, and late-night celebrations under the stars.

Outdoor cooking became a family affair, with the kids and grandkids joining in to create delicious meals enjoyed on the fully screened or wide-open deck overlooking the serene lake. Evenings were filled with pool fun, games, creating lasting memories of togetherness and joy. We will never forget the priceless memories of grandkids growing up.

As the seasons changed, so did their activities. Christmas brought family visits, filling the home with warmth and love. Sundays were for grilling out and enjoying the pool with the grandkids, laughter echoing through the backyard.

One of our favorite traditions was the pool and ping pong tournaments with the kids, fostering friendly competition and bonding over shared experiences. With only 75 steps to the trail entrance behind our home, adventures were always just a few moments away, ready to be explored and enjoyed.

Community Market & Book Signing Events this Month

I'm thrilled to invite you to a special event in the Breezeway at Windsong Ranch at The Commons. 🎉 Last year, the Windsong Community Market featured around 20 vendors offering a variety of interesting and tasty items. 🍔🛍️ This year promises to be even better!

I'll be in the Breezeway signing books 📚 and discussing important real estate changes that affect us all. Have you ever wondered why you should protest your property taxes, or perhaps why you shouldn't? 🏡 What about the big changes coming to real estate commissions in the future? 💼

Join me at The Commons Amenity Center in Windsong Ranch, where we might even have food trucks to add to the lively atmosphere. 🚚 I'll be signing copies of my new book, "The Architecture of the Real Estate Practice." Why should you consider my book? Whether you're planning to buy or sell real estate and work with a REALTOR, this book is for you. It explains the nuances of choosing the right agent and how that decision can benefit you for years to come. 🌟

Additionally, consider my book as a great gift for someone graduating from college 🎓 or a gifted high school student with a focus on knowledge. 📖

Let's catch up as neighbors and friends at this special gathering. Save the date: April 25th from 5 to 7 PM at 1001 Windsong Parkway South in Prosper. See you there! 🎉

Best regards,
Sonny
